After designs are approved, fabrication begins in a factory setting. Building components or modules are produced using standardized workflows and specialized equipment. Quality control is embedded throughout production, with inspections at each stage rather than only at the job site.
While fabrication continues, site work proceeds at the same time. Foundations, utilities, and site infrastructure are prepared to receive the offsite-built components. This overlap is a primary reason offsite construction can reduce schedule time.
Completed components are transported to the site with carefully planned logistics. Size, weight, routing, and permits are addressed early to avoid delays. Transport typically uses trucks or specialized carriers.
On site, the work focuses on setting, connecting, and finishing rather than raw construction. On-site labor is not eliminated, but it is significantly reduced and more focused on assembly.
The final phase includes commissioning, inspections, and turnover. Because much of the work is completed in controlled environments, punch lists are often shorter and quality is more consistent.
