Report Shows Offsite Construction Teams Grow and Facilities Diversify

BuiltWorlds’ 2024 Offsite Construction Annual Benchmarking Report says offsite construction is growing across residential and commercial projects.

The report was published in December 2024 by Audree Grubesic. It says more contractors now have dedicated offsite teams, but contractor-owned facilities are not growing at the same pace.

Key findings

• Contractors with teams dedicated to offsite construction rose from 46% in 2023 to 54% in 2024.
• The share of respondents with their own prefabrication and modularization facilities showed no meaningful change.
• Single-trade facilities fell from 24.4% in 2023 to 16.2% in 2024.
• Multi-trade facilities increased from 22.2% in 2023 to 35.1% in 2024.

Facility trends

The report says offsite facilities are becoming more diversified. BuiltWorlds Senior Research Analyst Sean Wrenn says multi-trade facilities can improve efficiency, coordination, and speed to market.

He says organizations moving away from single-trade facilities can consolidate workflows, reduce redundancy, and improve integration across trades.

Where offsite construction is growing most

Wrenn says offsite construction has seen the most growth in highly repeatable sectors such as data centers and multifamily structures. He also says offsite residential work is increasing.

He links some of that residential activity to startups targeting affordable housing.
